A little about us: My husband, Ed, was raised on a dairy farm in Wisconsin, and I grew up on 30 acres in rural Indiana where my family hunted, gardened, and raised animals. After college and city jobs, we moved to the suburbs to raise our girls, Krista and Sara. Every summer we spend a couple of months on my parents’ property, and we’ve decided it’s time to give our daughters the same kind of upbringing, on land we can work and improve together.
We are pre-approved with two different credit unions, have excellent credit, and are ready to close in 30-45 days (or sooner if title work and any existing survey/perc testing are already complete). Our financing is straightforward and fast.
We realize our offer is below the current asking price. After running numbers on utilities, site work, septic, well, and building a modest home, this is the price that allows us to move forward immediately and still make the long-term plan viable for our family. We’ve watched a lot of acreage sell to investors or sit on the market, and we know raw land can take time to move. We’re hoping the certainty of a quick, clean closing and the knowledge that the property will be loved and productively used by a family (instead of flipped or left idle) will make our offer appealing.
We’re happy to work with you on any reasonable inspection or due-diligence period the seller needs, and if some of the survey or soil work has already been done, that’s even better.
